A luxury waterfront concept combining branded residences, private club amenities, and hospitality-led living in the GCC.
Tideline Residences & Club is a luxury mixed-use concept that reimagines branded residential living in the GCC. The project combines residences with a members-only club and curated amenities, all designed around the principles of hospitality-led private club design. This approach prioritizes controlled arrival, layered privacy, and long-term value over spectacle.
The concept is structured around a clear development logic: arrival must feel seamless, shared spaces must support both exclusivity and daily use, and the relationship between residence, service, and social life must be carefully layered. The result is a residential proposition that feels private, service-oriented, and commercially durable.
Key design principles include controlled arrival through a clear sequence from drop-off to lobby to private lift access, layered privacy through public-facing edges and resident spaces, and hospitality-led amenities that are planned as part of the asset strategy rather than isolated features. The project also prioritizes waterfront living, climate-aware design, and long-term value.
The mixed-use composition may include branded residences, a private residents' club, arrival lobby and concierge, wellness and fitness spaces, pool deck and lounge, private dining and club room, curated retail or F&B edge, and waterfront promenade and outdoor amenity zones. The planning strategy is organized around a simple hierarchy: defined arrival threshold, hospitality-led amenity podium, and private residential levels above.
