Maris Quarter is a luxury waterfront mixed-use district in Jeddah, conceived as a hospitality-led environment that combines shell-wrapped residential and lifestyle buildings with shaded public realm, lush climate-adaptive landscape, and carefully layered relationships between private living, social space, and the waterfront edge. The project eschews generic branded-residential language, instead structuring itself as a coherent ensemble of multiple buildings, protected courtyards, and hospitality-led social spaces.
The architectural idea behind Maris Quarter is an organic shell façade that acts as a climate-responsive outer layer rather than a decorative skin. This shell softens the massing, filters light, deepens shade, and gives the district a distinct identity while maintaining a rational and buildable inner structure. The result is a controlled balance between softness and structure.
The project's programme combines branded residences, hospitality-led amenities, curated dining, private club spaces, waterfront-facing public realm, and sheltered inner courts, with clear zoning separating public promenade edge, semi-private hospitality and lifestyle layers, and more private residential realms above and within the inner blocks. The landscape and water are treated as essential spatial devices rather than decoration, creating calmer, cooler, and more atmospheric outdoor spaces.
The interior atmosphere of Maris Quarter extends the same shell-to-space logic found in the architecture, with pale mineral surfaces, warm timber, soft metallic details, visible contemporary art, sculptural objects, handwoven rugs, and controlled color accents creating rooms that feel curated, layered, and highly specific. The mood is ultra-luxury but never generic: warm, tactile, expressive, and spatially composed.
