A stay-open hospitality repositioning investment concept in Kuwait City, focused on upgrading a mid-scale urban hotel through lobby, dining, and spa interventions.
The project is a repositioning concept for an existing mid-scale urban hotel in Kuwait City's Sharq district. The goal is to enhance the hotel's perceived quality and revenue potential through targeted upgrades to the arrival sequence, lobby, F&B offer, and spa. This approach prioritizes phased operations, allowing the hotel to remain open during renovations.
The design language is characterized by an urban, precise aesthetic with a focus on material discipline. Pale stone, refined timber joinery, and restrained bronze accents create a premium atmosphere without excessive ornamentation. The use of layered lighting and improved acoustics further enhances the guest experience.
Notable outcomes include a restructured arrival sequence that sets a new quality standard from the moment of entry, a reorganized F&B offer that combines guest amenity and local draw, and an upgraded spa that provides a credible premium layer. Phased operations ensure minimal disruption to guests while allowing for phased decision-making on capital spending.
The project's constraints and budget are treated as active design inputs, with existing structure, ceiling limitations, and wet-zone constraints informing the design. Capital spending is categorized into essential, revenue-driving, and premium-upside buckets to support informed decision-making throughout the repositioning process.
